About Pro-Spect – Home Inspectors You Can Rely On

Our experienced property inspectors are ready to serve sellers and buyers in Tennessee. We understand that a property is more than a house, it’s a home. Sean Hegarty began the business in 1995 to help Tennessee buyers and sellers find every defect in their house with easy-to-understand inspection reports. These inspection reports include photos of any defects we noted during the inspection. 

Our manual inspection process goes over every nook and cranny in the house, evaluating everything from the roof and roof framing, to windows, exterior and interior walls, floors and ceilings, plumbing, electrical outlets, ceiling fans, panel wiring, HVAC units, and everything in-between. 

We take our job seriously so you can rest easy knowing that every part of your house has been evaluated by dependable inspectors. 

We are also licensed in the state of Tennessee under license #271 and are registered 203K HUD consultants. We perform the initial inspection of the property to determine if there are any major problems with the property that will need to be addressed during renovation, and put together a write up for the bank which outlines the extent of damage and scope of work to be performed. This document is then used by the bank’s appraiser and underwriter in determining the value of the property once construction has been completed. As the project progressed, we can perform construction and draw inspections to ensure the work is done in a timely and professional manner.

How Much Does a Home Inspection in Nashville Cost?

The cost of an inspection can vary depending on several factors. The age of the house is the first consideration, then the size and any special considerations that are needed in addition to a basic inspection.

At Pro-Spect Home Inspections, we price our home inspection based on the square footage of any given building, up to 5000SF for $700. We also service residences as small as a single-story flat or condo for $375.

What to Expect from a Home Inspection in Tennessee

At Pro-Spect, our home inspectors are transparent about the way we do business. If you have any questions about what will happen during an inspection, or if you have any concerns about problems that may make your house fail an inspection, contact Pro-Spect at 615-610-9982. We are happy to take the time to address your concerns and answer any questions you have about the property or our process.

During the inspection, one or more of our inspectors will visit the home. We check every part of the home, including the exterior walls and roofing, roof insulation, and framing, for any signs of damage, foundation shift, or weather damage.

 

Once we are inside the house, every part of the house will be assessed, and our inspectors will take photographs of any defects to showcase in the inspection report. We do a visual evaluation of every interior wall, doors and doorframes, electrical outlets, switches, light fixtures, fans, panel wiring, heating and cooling systems, and plumbing throughout the house. Additional reports include radon testing and mold testing which can be done during this inspection. 

As the seller, it is not necessary for you to be present during the inspection, but we ask that a few preparations are made so our inspectors can easily access the building and make the inspection as quick as possible:

Please label any keys and leave them in a place where the inspector can find them. Make sure the pilot lights are on for furnaces, fireplaces, or other HVAC units, and ensure the utilities are connected.
